Where Do You Start With a Home Renovation, Extension, or Build?

If you’re planning a home renovation, extension, or new build, one question tends to come up very early: “Where do we start?”

It’s a question we hear regularly in our day-to-day work as a turnkey design and build studio, and one that came up repeatedly when speaking with homeowners at this year's Homebuilding & Renovating Show at the NEC.

Over the course of the weekend, our Managing Director and Lead Architect, Alexandra Powell, spoke with lots of homeowners all at different stages of their home improvement or build projects, at the Federation of Master Builders stand.

The projects spoken about during the consultations varied widely:

  • Internal renovations and layout reconfigurations
  • Garage and loft conversions
  • Single and two-storey extensions
  • Full new-build homes

But despite the project variety, the underlying challenges and questions seemed to be consistent. Most homeowners weren’t short of ideas; they were looking for clarity instead.

For example, Alexandra spoke to:

  • A homeowner with a £500k bungalow facing a quoted £430k renovation cost, questioning whether a new build might offer better long-term value
  • A family planning a two-storey extension, looking for clarity on timelines and which consultants would be involved
  • A couple rethinking their ground floor layout, unsure how to approach planning or engage the right professionals

The Biggest Challenge – Not Knowing What Comes First

One of the most common issues we hear from homeowners, both at events like the NEC Homebuilding & Renovating Show, and in our project work, is that homeowners start too quickly without a clear understanding of the process and logistics.

Questions around:

  • Planning permission and building regulations
  • Budget expectations and build costs
  • Which consultants are required (and when)
  • The order of decisions and next steps

…often aren’t answered or understood early enough in the process. And that’s where projects can begin to drift.
